DRI STATUS REPORT

The following is a brief update of the DRIs currently undergoing the review process in our Region.

HERNANDO COUNTY
Hickory Hill (Location Map)
The Hickory Hill DRI is a mixed-use project located on 2,766 acres in southwest Hernando County. Upon completion (by 2021) the DRI will consist of up to 1,750 single-family dwelling units, 50,000 square feet of commercial space and 54 holes of golf. The Development Order was drafted and adopted by the Hernando County Board of County Commissioners on April 26, 2007.
A Notice of Proposed Change was submitted April 11, 2008, and was reviewed by WRPC staff. The purpose of the NOPC is to add 4.55 acres to the DRI to realign the southern entrance road to preserve an existing wetland area. WRPC staff concluded that, based on the information provided, the proposed change does not constitute a substantial deviation.
Lake Hideaway (Location Map)
The Lake Hideaway DRI is a mixed-use project located on approximately 885 acres in Hernando County. Upon completion (by 2013) this DRI will consist of up to 2,400 single-family dwelling units, 1,300 multi-family units, 50,000 square feet of commercial space, and 150,000 square feet of office space. This development is also anticipating a 30 acre school site. The Development Order was drafted and adopted by the Hernando County Board of County Commissioners on February 13, 2008.
Quarry Preserve (Location Map)
The Quarry Preserve DRI is a mixed-use project on 4,250 acres located in central Hernando County. Upon completion (by 2019) this DRI will consist of 2,000 single-family dwelling units, 1,300 active adult units, 1,300 resort residential units, 54 holes of golf, 200 resort lodging units, 845,000 square feet of commercial, 444 town homes , 756 apartments, 500,000 square feet of industrial space, 45,000 square feet for education, and 102,000 square feet for a place of worship. The Regional Report and Recommendations was adopted April 15, 2010.
Sunrise (Location Map)
The Sunrise DRI is a mixed-use project located on 1,385 acres in eastern Hernando County. Upon completion (by 2013) this DRI will consist of up to 4,200 single-family dwelling units, 600 multi-family dwelling units, 325,000 square feet of commercial space, 50,000 square feet of office space, up to 40,000 square feet of mini-warehouse, and may include 18 holes of golf. This development may also set aside acreage to be utilized as a future elementary school site. The Development Order was drafted and adopted by the Hernando County Board of County Commissioners on September 12, 2007.
SUMTER COUNTY
Landstone Communities (Location Map)
The Landstone Communities DRI is a mixed-use project located on 4,159 acres in the City of Wildwood, Sumter County. Upon completion (2020) this DRI will consist of 6,525 single-family dwelling units, 1,500 multi-family units, 180,000 square feet of town center, 250,000 square feet of commercial space, 53 acres for utilities, 25 acres of school siting, 170 acres of golf courses, 75 acres of public park, and 1,410 acres of open space. The Application for Development Approval was submitted in October 2007. The amended and restated Development Order is currently under DCA review.
Southern Oaks (Location Map)
The Southern Oaks DRI is a mixed-use project on approximately 2,444 acres located in southeast Wildwood, Sumter County. Upon completion (2028) the DRI will consist of 2,659 single-family dwelling units, 1,135 town homes, 249 apartments, 400 bed ACLF, 1,000,000 square feet of office/industrial space, 50,000 square feet of neighborhood commercial space, 250,000 square feet of retail space, 200,000 square feet (or 968 dwelling units) of commercial/apartments, 10,000 square feet for civic center, and 69 acres of parks. A Second Sufficiency Review was completed by WRPC staff in March, 2010.
Villages of Sumter (Location Map)
The Villages of Sumter DRI is an expansion of an existing development. This DRI is adding approximately 178 acres between CR 44A and SR 44 to the current DRI to combine with 166 acres in the same area in the currently approved DRI to create the Brownwood Town Center to consist of 1,200,000 square feet of commercial space and 105,000 square feet of office space. The location is in the City of Wildwood near the intersection of CR 462 and CR 466A. The Villages of Sumter is expected to be completed in 2014. The Application for Development Approval was submitted in January 2008. The WRPC Regional Review and Recommendations is being prepared for review and approval at the October 16, 2008, Board of Directors meeting.
Wildwood Springs (Location Map)
The Wildwood Springs DRI is a mixed-used project located on approximately 1,047 acres in the City of Wildwood, Sumter County. Upon completion (2023) the DRI will consist of 3,000 residential dwelling units and 225,000 square feet of various commercial space. The Application of Development Approval was submitted in May 2007. The amended and restated Development Order is currently under DCA review.
LAKE/SUMTER COUNTIES
Renaissance Trails (Location Map)
The East Central Florida Regional Planning Council is the lead review agency for the Renaissance Trails DRI, which is a mixed-use project on approximately 2,324 acres located in Lake and Sumter counties, specifically the cities of Wildwood and Leesburg. Upon completion (2018) this DRI will consist of up to 3,942 single-family units, 558 town home/villa units, 315,000 square feet of commercial space, 8.19 acres of recreational vehicle storage, and 38.35 acres of open space/parks.
LAKE COUNTY
Secret Promise (Location Map)
The East Central Florida Regional Planning Council is the lead review agency for the Secret Promise DRI, which is located in the City of Leesburg in Lake County. Secret Promise is a mixed-use project on approximately 3,747 acres. Upon completion the project will consist of 5,732 residential units, 3,479 multi-family units, 2,737,000 square feet of light industrial, 1,035,000 square feet of commercial/retail, and 55,000 square feet for a school site.
